Sales
At VSL, we specialise in helping people transition to new homes. With our team’s extensive experience, we provide honest, accurate, and comprehensive advice on navigating the property market and achieving a successful house sale. We leverage up-to-date market research and forward-thinking strategies to equip our clients with the tools they need to make the most of their property sale.
As a new, innovative, and passionate agency, we aim to fill a gap in the industry by emphasising the importance of working with an agent who genuinely cares about your unique circumstances and property. The housing market is continually evolving, and understanding why homes either succeed or falter in the market involves considering several crucial factors.
We believe that four factors are paramount when it comes to selling homes:
1. Marketing Strategy: This is the cornerstone of your property’s presentation. An experienced agent, who specialises in selling homes, is best equipped to craft an effective marketing strategy. It involves how your property is described, and while your input is valuable, it’s essential to provide factual information rather than opinion-based details. Compliance with Consumer Protection Regulations is stringent, so accuracy in disclosure and presentation is vital so don’t volunteer to do the write up yourself because it will be biased and not done in the same manner as the experts. Be very careful who you choose as your agent as many have fallen foul of old school tactics like overvaluing, bestowing the virtues of their large offices or client base or even carpet bombing you with leaflets on how wonderful they are at their job although Google reviews will give a more accurate depiction of the truth. Get one agent and get it right first time because the consequences of a wrong decision could subsequently result in huge disappointment and further frustrations with the world of estate agency when ultimately you decide who you sell with.
2. Condition: The property’s condition in relation to its price is a critical consideration. Assess whether there are substantial repairs or maintenance needed that could potentially devalue the property. Consider investing in improvements to enhance its condition and maximise its value. Even if your property is in impeccable condition, remember that buyer preferences may differ from your own.
3. Location: The property’s location is a non-negotiable aspect. Consider its proximity to transportation links, amenities, school catchment areas, natural landscapes, and recreational areas. Location plays a significant role in motivating buyers, so it’s essential to recognise its importance. Highlight any unique selling points associated with your property’s location, such as historical significance or memorable experiences.
4. Price: The biggest section of all….. Confucius once wisely said, “Your house is worth what it’s worth, not what you want it to be worth.” Pricing your property correctly is crucial. It’s only worth what someone is willing to pay, and our role as agents is to present it in the best possible light to attract the right buyer. While we can employ effective marketing strategies, the demand for your property ultimately depends on the market. Surveyors can often undervalue homes, so a realistic pricing strategy is essential. The decision regarding the listing price of your home ultimately rests with you, regardless of how many agents you consult. It’s imperative to exercise caution, as some estate agents may be inclined to inflate asking prices in pursuit of larger commissions or corporate targets. However, should they overvalue the property and fail to generate interest, they may subsequently recommend a price reduction as a strategy to attract potential buyers. It’s crucial to remain vigilant and avoid falling into this common trap. Setting a realistic price for your home is of utmost importance. An overly ambitious asking price could discourage potential buyers, while undervaluing the property might mean not realising its full market value. Ideally, you’ll attract numerous interested buyers, fostering competition that naturally drives up the selling price. If you’re seeking a swift sale, it might be prudent to consider adjusting the price. This approach is generally more cost-effective than waiting for a sale at the original asking price or resorting to a quick house sale company, which typically offers less than the market value.
It’s important to acknowledge that not all properties will sell at their asking price. While some may indeed sell at or above the asking price, maintaining a realistic outlook is crucial. Don’t be disheartened if your property sells for less, particularly in the challenging market conditions that have prevailed since late 2022, during which the market has experienced a significant decline.
The value of a property doesn’t always align perfectly with its price. Various factors, such as the number of bedrooms, size, and location, significantly influence its value. However, additional elements, such as the timing of the sale, can affect the final price. While a recently sold neighbouring property can serve as a useful reference point, it’s important to rely on the expertise of your agent for accurate valuation.
Remaining objective and impartial as a homeowner can be challenging, especially when online valuation tools have influenced your initial perceptions. Market trends reveal that certain times of the year present unique challenges for property sales. The period leading up to Christmas often sees potential buyers postponing decisions until after the festive season, while the summer holidays can result in a quieter market, prompting sellers to consider price adjustments.
Historical events, whether national or international, such as elections, conflicts, economic crises, and pandemics, can also exert significant influence on property prices. Staying informed about these factors is essential to make informed decisions regarding your property sale.
Finding the right agent for you.
VSL, we are committed to shattering the conventions that have proven ineffective in the estate agency landscape. Our unwavering dedication is to provide a level of service that stands in a league of its own. The process of selecting the right estate agent can be a daunting one, with the quality of service you receive hinging on the choice you make regarding the agent to represent your property.
Before making this pivotal decision and embarking on your research, consider some fundamental questions:
- What is the reputation of the agent among their clients?
- How extensive is their presence on Google reviews, reflecting their credibility?
- What kind of company culture do they uphold?
- Do they already have an overwhelming number of properties on their portfolio?
- What is the essence of their offering, and is it grounded in realism or merely a sales strategy?
- Will you be treated fairly, or will you be perceived as just another transaction?
- Do they hold professionalism and accreditation in high regard?
- How will they strategically market your property to ensure its success?
- Who will be your primary point of contact throughout the process?
These are critical questions to help you evaluate and make an informed decision about the agency that will best represent your property and your interests

On top of being excellent at his job, he’s approachable, reliable, and has been a pleasure to deal with. I couldn’t recommend him highly enough, along with Votta Sales & Lettings.

Andy and Jane Woolley
There were a couple of hiccups at the beginning of the tenancy and Courtney kept me informed at every step, sorting things out immediately. I can confidently recommend Votta and am reassured that they will be managing the tenancy.
Thank you so much 🙂
Only negative is that Canopy took me 2 hours to complete. Horrible experience!
However, Votta completely exceeded our expectations, and made the entire process smooth and stress-free.
From the initial consultation with David, he, Kylie and the team put us at ease. Their friendly and honest nature felt more like supportive friends guiding us and explaining every step through the process.
They offered practical advice on small changes we could make to maximize our home's appeal, drawing on their expertise and helpful resources, such as their detailed blog on staging for photos.
They patiently answered every question we had, no matter how trivial they might have seemed (and there were many!), making us feel comfortable and confident.
We never felt like just a number; they treated us like valued clients and were genuinely invested in helping us achieve the best possible outcome. It felt like they were truly right there with us, every step of the way.
If you're looking for an estate agency that provides personalized support and makes you feel like you're in safe hands, we wholeheartedly recommend Votta.
5* treatment always from David and Kylie.
Highly recommend
His team made a stressful situation bearable.
David keeps well up to date with the constantly changing policies and complex systems of dealing with the courts
Great empathy
In particular, Kylie has been phenomenal in helping us navigate paperwork and has been on the other end of the phone whenever we have had queries.
We’d like to extend our gratitude to both Votta Sales & Lettings as well as Kylie for all of their help and guidance, we are extremely excited to move in to our new tenancy.
The property we rented is freshly renovated and well-maintained, and it’s clear that Votta Sales & Lettings takes pride in offering high-quality homes. Kylie and Tamara were always responsive and quick to address any concerns or issues, ensuring everything ran smoothly.
I highly recommend Votta Sales & Lettings to anyone looking for a reliable and trustworthy letting agency. Kylie and Tamara truly care about their clients and provide top-notch service!
We were were very happy in all of our dealings with Votta from viewing (on Stephen's day off) to contracts, moving in information package and follow up support. They found us a beautiful property that we hope to be in a for a few years.
Thank you Stephen and Sam and all the team
Stephen was incredible, he was so helpful and considerate, he eased any anxiety we had being first time renters! Samantha is absolutely amazing, any concerns, queries or issues you have she is always there to help and gets things sorted so well, she always goes above and beyond! Could not fault votta or the service they provide!
To break it down:
There was an electrical fire caused by a leak.
The boiler broke down about a week into living at the property.
A radiator burst.
The shower didn't have hot water for months.
The shower leaked and destroyed the wall below.
The paintwork done prior to moving in left paint droplets everywhere.
It took them over a week to find alternative accommodation for us after the fire.
They promised us they would pay for a cattery for our cats post fire and then went back on this.
Anyway the owner of Votta pathetically asked me to change my review to five stars and post this review...
Yeah his head is very far up his rear end.
"My family and I moved into our house in Dover earlier this year and we were plagued with issues. This property had never been rented before and since moving in there were numerous repairs that cropped up. Despite the issues we had we could not fault the team at Votta, from the moment Stephen showed us the property through to move in, especially Samantha who went above and beyond to not only respond to every email and phone call within a timely manner but when a fire broke out in the house she was on hand to contact the landlord and contractors to arrange repairs as soon as possible and not only that, helped us get the accommodation for my family and my pets. This is something no agent is contracted to do for tenants but they did it not only on our behalf but the behalf of the landlord who wasn’t responsive enough by our standards. We admit there were occasions where we were so frustrated by the situation and Samantha took the brunt of that but maintained professionalism at all times despite the anxiety we undoubtedly caused her, however she put us above any other tenant or landlord on their books and selflessly spent hours on the phone to the insurance company, landlords, contractors and our temporary accommodation. There was nothing more we could have asked of Samantha in a time that was incredibly stressful for everyone.”
We were aware that he had started his own agency, so when we needed a letting agent we went straight to Votta Sales and Lettings. They provide a first class service, explaining how they will market the property , their fees and vetting processes. They move fast, getting the property marketed with stunning photos and full description. They quickly found the perfect tenants for our properties. The inventory they provide is extensive leaving no doubt as to the condition of the property when the tenants take possession. The whole process when letting a property with Votta Sales and Lettings is professional and stress free from start to finish.
From start to finish, Stephen hit the ground running, working tirelessly with excellent communication along the way, getting above market rate through his excellent negotiation skills whilst also making the process very seamless which I appreciated. Stephen is very honest and something every landlord appreciates knowing that their property manager has their best interests in mind.
I highly recommend Stephen to any investor looking at seeking a solid, professional property manager and protecting their investment.
Paul arranged for photos to be taken quickly after our initial meeting and a few days later we had sold our house. Paul was extremely flexible when it came to arranging phone calls and visits to the property - as we both work late we thought we would have to restrict everything to weekends but Paul made everything fit with our work schedules during the week. Nothing seemed like too much trouble.
Our sale ended up taking a lot longer than needed but throughout the whole process, Paul was brilliant. We definitely made the right choice in going with Votta and would 100% recommend them. Thank you so much Paul!
This team proves to be very reliable and we want to thank you for all your help so far.
Kelly and Digger x
Paul was always cheerful and positive, even at the stressful moments and he handled the situation in a calm, polite snd effective manner.
I would really recommend using this agent.. they care about the person, supporting and guiding through what is considered to be one of the most stressful events one would experience in life.
Thank you so much Paul for your support and fir making the journey a more pleasant experience.
Janet
From the viewing to signing the last piece of paper work it was simple and easy … Stephen was there every step of the way and answering my endless questions without a fault.
I would highly recommend Votta sales company and working with Stephen especially if you are finding your first home!
When we viewed our property we loved it straight away but could also tell we were in good hands with finally an honest and professional estate agent. You can’t even compare other local big name estate agents to the experience you have with Votta.
Everything they’ve done so far has been perfect and the property we’ve moved into is of really good rental standards. (It actually looked better in person than in the photos).
On the day of our move we had a few problems which were managed under pressure very very well by Stephen and the team. We were extremely stressed about getting the keys on time but they ensured this happened.
Couldn’t recommend more! Best customer service from an estate agent we’ve had in 6 years of renting.

Anyone looking for a competent, knowledgeable and honest team to walk them through a sales or buying process will be hard pushed to find another agent that match Votta.
Thank you!
