We strongly advocate for our clients to take our Fully Managed service, particularly considering the ever-evolving legal landscape, which can be challenging to navigate while staying fully up-to-date and compliant as well as maintaining thorough up to date records and audit logs.

Set up costs for a Fully Managed Service (pre tenancy)

£650 + VAT (Inc VAT £780)

These costs encapsulate a multitude of services listed below

  1. Full enhanced marketing package that includes professional imagery, a lifestyle driven write up, room measurements and floor plans where required.
  2. Advertising on our own site, On the Market, Zoopla and additional exposure on our social media platforms.
  3. Pre-tenancy checking and setting up the tenancy ensuring you are compliant with legislation
  4. Arranging and advising on any and all works required prior to the commencement of the tenancy (including organising contractors)
  5. Proactive ring out and emailing of all registered applicants to generate further activity and tenant matching
  6. Viewings conducted by a skilled professional that knows your property intimately
  7. Follow up and regular feedback on viewings through a meticulous strategy
  8. Negotiation and agreeing the best tenant for the best rent in a timescale that suits you
  9. Comprehensive Inventory and Schedule of Condition to identify the property condition.
  10. Drafting, negotiating and agreeing specific clauses where necessary to go into your tenancy agreement aligning with requirements under the Consumer Rights Act 2015

  6. Annual gas safety organisation and serving/evidencing the relevant certificate to the tenants within the statutory time frame
  7. Rent increase and tenancy negotiations.
  8. Chasing arrears and serving the statutory correspondences
  9. Advising you on your statutory position where neccessarry
  10. Serving the relevant section notices to regain possession
  11. Finalising the end of tenancy, ensuring the tenant is checked out and the property is returned to its original condition allowing fair wear and tear.

Please note on a Rent Collection Service we cannot confirm, should we need to in court, that you have honoured your statutory repairing obligation therefore you must ensure you have the sufficient evidence for us to assist you with your claim, failure to honour your statutory obligation will invalidate any rent guarantee and legal policy.

Finding and selecting your agent

Many landlords will call a number of agents out to value their property because it’s a free service and you only pay one agent when the job is done. Why waste your time and confuse yourself with too many? Make the decision based on the following tips:

The selection process

Once you’ve made your selection, we handle the delicate task of delivering the unfortunate news to unsuccessful applicants. Simultaneously, we initiate the process and set target dates for the successful applicants, ensuring a seamless transition to the next phase.

Tenancy set up

After you’ve selected your preferred tenant, there’s a substantial amount of paperwork that must be completed to initiate the tenancy. The good news is that the landlord’s responsibilities are nearly concluded at this point, as it becomes our responsibility to handle the tenant and all other aspects related to the tenancy. Our meticulous attention to detail and compliance with current legislation ensures the creation of a fully compliant tenancy setup process. Neglecting the importance of such carefully crafted documentation, served at the appropriate time, could potentially lead to an indefinite tenancy.

We conduct thorough referencing checks on your prospective tenant to verify that they meet the required criteria. The government has introduced various regulations and documentation requirements that must be in place at the commencement of the tenancy, ranging from deposit protection to the latest version of the government’s ‘How to Rent’ guide. We ensure that all necessary certificates are obtained, and any notices, clauses, or conditions comply with current regulations and are served at the statutory required times as well as evidenced.

In the case of our Managed and Rent Collection services, we will sign the tenancy agreement on your behalf. The tenant will sign their respective version and set up their standing order for rent payment. Our fee is deducted from the first month’s rent in advance. Copies of the agreement, along with all other required documentation under the Deregulation Act 2015, will be provided, and the tenancy will officially commence.

Ongoing Management

This next section pertains exclusively to those who have opted for our Fully Managed service. If you have chosen our Let Only service, our responsibility concludes here, and for all tenancy-related matters, you, as the landlord, will be solely accountable. In such cases, we recommend seeking advice from a specialised solicitor with expertise in landlord and tenant law, unless you have purchased additional add-ons that provide the necessary income for us to offer specialised and bespoke advice. I originally gave a simple one star review with no description as it's very difficult to summarise all the issues my family had with the property Votta rented to us.To break it down:There was an electrical fire... caused by a leak.The boiler broke down about a week into living at the property.A radiator burst.The shower didn't have hot water for months.The shower leaked and destroyed the wall below.The paintwork done prior to moving in left paint droplets everywhere.It took them over a week to find alternative accommodation for us after the fire.They promised us they would pay for a cattery for our cats post fire and then went back on this.Anyway the owner of Votta pathetically asked me to change my review to five stars and post this review...Yeah his head is very far up his rear end."My family and I moved into our house in Dover earlier this year and we were plagued with issues. This property had never been rented before and since moving in there were numerous repairs that cropped up. Despite the issues we had we could not fault the team at Votta, from the moment Stephen showed us the property through to move in, especially Samantha who went above and beyond to not only respond to every email and phone call within a timely manner but when a fire broke out in the house she was on hand to contact the landlord and contractors to arrange repairs as soon as possible and not only that, helped us get the accommodation for my family and my pets. This is something no agent is contracted to do for tenants but they did it not only on our behalf but the behalf of the landlord who wasn’t responsive enough by our standards. We admit there were occasions where we were so frustrated by the situation and Samantha took the brunt of that but maintained professionalism at all times despite the anxiety we undoubtedly caused her, however she put us above any other tenant or landlord on their books and selflessly spent hours on the phone to the insurance company, landlords, contractors and our temporary accommodation. When we were looking to sell our property, we reached out to 3 different estate agents in the local area. We met Paul from Votta and were really impressed with his honesty and friendliness. He wasn’t pushy (unlike some... of the other agents) and was realistic in the pricing of our house.Paul arranged for photos to be taken quickly after our initial meeting and a few days later we had sold our house. Paul was extremely flexible when it came to arranging phone calls and visits to the property - as we both work late we thought we would have to restrict everything to weekends but Paul made everything fit with our work schedules during the week. A really good experience with with the move, we viewed a few flats with Votta. Stephen Wheeler was a great estate agent to work with to find such a great flat to fit everything we needed. I know I am a day early to getting into our new house, but I want to say a massive thank you to Paul. He has been absolutely amazing from the day he came and gave our house a valuation to the day we exchanged contracts.... Nothing has ever been too much trouble even though it has probably been the busiest time of his life getting homes sold and completed before the stamp duty rise. He made us laugh from day 1 and made us feel comfortable and at ease. Whatever problems we have had along the way he has sorted or put our minds at rest within 24hrs.
